What to Know Before You Buy in Miami Beach

  • Rental rules: the City of Miami Beach and many condo buildings limit short-term rentals. Check both before you buy for income.
  • Older buildings: many condos are in older buildings. Review recent inspections, reserves and any planned special assessments.
  • Flood zones and insurance: many parts of the city sit in higher-risk flood zones. Check the flood zone and get insurance quotes early.
  • Historic districts: exterior work in historic districts goes through city review.
