What is JEM Private Residences? JEM Private Residences is a 67-story tower under construction at 1016 NE 2nd Avenue, in Miami Worldcenter. The condominium residences begin on the 43rd floor and range from studios to four bedrooms, with Sky Villas designed with FENDI Casa at the top. Naftali Group is the developer, Arquitectonica designed the tower and Rockwell Group designed the interiors. The developer expects completion in the fourth quarter of 2027.
The tower broke ground in April 2024 and the podium topped off in February 2026. Naftali Group closed $465 million in construction financing in 2025. The 2024 groundbreaking release also described about 530 multifamily units on the lower floors, separate from the condominium.

Who JEM Fits
It fits buyers who want a residence high above Miami Worldcenter, close to the Kaseya Center, Brightline and Biscayne Boulevard, with a completion date about a year out. Rental rules are not in the public releases, so confirm them in the condominium documents before you buy for rental income.
How Buying Pre-Construction Works in Florida
- Reservation and contract: you choose a residence, sign the purchase agreement and pay the first deposit.
- 15-day review period: Florida law (Section 718.503, Florida Statutes) gives buyers of a new condominium from a developer 15 days to cancel after signing and receiving the required documents. Use that time to review the documents with your attorney.
- Construction: later deposits come due on the dates or milestones in your contract.
- Closing: you pay the balance at closing, in cash or with a mortgage. If you plan to finance, start talking to lenders well before completion.
