What is Shell Bay? The Residences at Shell Bay is a 20-story condominium at 501 Diplomat Parkway, Hallandale Beach, with 108 residences. It sits inside Shell Bay, a private club community on the Intracoastal with a championship golf course designed by Greg Norman, a yacht club and an Auberge-branded resort. Witkoff Group and PPG Development are the developers. Kobi Karp designed the tower and AvroKO designed the interiors.
In November 2024 the developers closed a $273 million construction loan from J.P. Morgan. The tower topped out in March 2026. G.T. McDonald Enterprises is the contractor. Completion is expected in 2027.

How Buying Pre-Construction Works in Florida
- Reservation and contract: you choose a residence, sign the purchase agreement and pay the first deposit.
- 15-day review period: Florida law (Section 718.503, Florida Statutes) gives buyers of a new condominium from a developer 15 days to cancel after signing and receiving the required documents. Use that time to review the documents with your attorney.
- Construction: later deposits come due on the dates or milestones in your contract.
- Closing: you pay the balance at closing, in cash or with a mortgage. If you plan to finance, start talking to lenders well before completion.
