What Does Historic District Status Mean for Buyers?

El Cid is a designated historic district. In practice, that usually means exterior changes, additions and demolitions go through a historic preservation review with the City of West Palm Beach before you can build. If you plan to renovate or rebuild, check the city's historic preservation rules for your specific lot before you write an offer. Ask the seller whether the home is a contributing structure, because that affects what you can change.

What Is It Like to Live in El Cid?

El Cid is a walkable, tree-lined neighborhood of Spanish-style homes. The Flagler Drive waterfront path runs along the Intracoastal on its eastern edge, and downtown West Palm Beach, with Clematis Street and The Square, is a short drive or bike ride north. The bridges to the Town of Palm Beach are close by.

El Cid Compared With Nearby Neighborhoods

El Cid sits next to other historic neighborhoods south of downtown. Prospect Park and Southland Park are farther south along Flagler Drive, and Flamingo Park sits just west, across Dixie Highway, with lower prices and smaller lots.

In El Cid, the lot, the street and the historic rules often matter more than the house. Two homes a block apart can be millions apart depending on the water and what the city will let you build. I help buyers weigh renovating against rebuilding, and I help owners understand what their lot is worth to a builder versus an end buyer.
