What is Edge House Miami? Edge House Miami is a 57-story tower under construction at 1825 NE 4th Avenue in Edgewater. It has 608 fully furnished residences, from studios to three bedrooms, about 410 to 1,200 square feet, many with lockout layouts. It is designed for flexible ownership and short-term rentals. Grupo T&C, a developer from Lima, Peru, is building it, Kobi Karp designed it and Adriana Hoyos Design Studio designed the interiors. The foundation was poured in July 2026 and completion is expected in the fourth quarter of 2028.
Lockout layouts let an owner close off part of the residence and rent it separately. Read the condominium documents to see exactly how rentals and lockouts work before you buy.

How Buying Pre-Construction Works in Florida
- Reservation and contract: you choose a residence, sign the purchase agreement and pay the first deposit.
- 15-day review period: Florida law (Section 718.503, Florida Statutes) gives buyers of a new condominium from a developer 15 days to cancel after signing and receiving the required documents. Use that time to review the documents with your attorney.
- Construction: later deposits come due on the dates or milestones in your contract.
- Closing: you pay the balance at closing, in cash or with a mortgage. If you plan to finance, start talking to lenders well before completion.
