Construction Status and Completion
- November 2025: Ytech closed $565 million in construction financing from J.P. Morgan (senior lender) and Sculptor Real Estate (junior lender), arranged by JLL Capital Markets. About 60% of residences had been sold at that point, per REBusinessOnline.
- September 2025: The mat foundation was poured in a continuous 33-hour pour of about 13,000 cubic yards of concrete.
- September 2026: The tower was rising past Level 25, per Florida YIMBY.
- Estimated completion: late 2028.
From my years in construction lending, one detail matters here. A fully closed construction loan from a lender like J.P. Morgan is one of the strongest signals a buyer can get that a pre-construction tower will be built. Many projects sell for years before they reach that point.

How Buying Pre-Construction Works in Florida
- Reservation and contract: you choose a residence, sign the purchase agreement and pay the first deposit.
- 15-day review period: Florida law (Section 718.503, Florida Statutes) gives buyers of a new condominium from a developer 15 days to cancel after signing and receiving the required documents. Use that time to review the documents with your attorney.
- Construction: later deposits come due on the dates or milestones in your contract.
- Closing: you pay the balance at closing, in cash or with a mortgage. If you plan to finance, start talking to lenders well before completion.
