What is Broken Sound Club? Broken Sound Club (often called Broken Sound Country Club) is a private, gated club community in Boca Raton, Florida, with 28 residential villages and about 1,600 homes. It has two 18-hole golf courses, including The Old Course, home of a PGA Tour Champions event. Membership is mandatory, with entry from a reported $150,000 in 2026.

Broken Sound offers a wide range of homes, from single-family homes in The Banyans to custom estates in Tanglewood and Vintage Estates. Membership has three tiers, so what you pay to join depends on how much golf you want.

What Makes Broken Sound Club Different?

Broken Sound stands out for its tiered membership and its tournament golf. Buyers choose between Sports, Club Course Golf and Old Course Golf, so the entry cost follows how much golf you play. The Old Course, renovated by Rees Jones in 2023, hosts the PGA Tour Champions season opener.

Three tiers, one community

  • Sports: dining, spa and fitness, aquatics, tennis, pickleball and the social calendar.
  • Club Course Golf: everything in Sports, plus the Club Course.
  • Old Course Golf: everything above, plus The Old Course.

The club is non-equity. The entry contribution is not refunded when you sell.

Tournament golf at home

The Old Course opened in 1978. It has hosted the Allianz Championship (2007 to 2017), the Boca Raton Championship (2018), the Oasis Championship (2019), the TimberTech Championship (2020 to 2023) and the James Hardie Pro Football Hall of Fame Invitational (2025). Both courses are Audubon Sanctuary and GEO certified.

28 villages

Each village has its own association, rules and HOA fee. Villages include The Banyans, Tanglewood, Vintage Estates, Grand Oaks, Oak Run, Laurel Pointe, Whisper Trace, Fairway Landing, Bay Pointe, Bermuda Run, Bent Creek, Water Oak and Willow Greens. The Banyans, the largest village with 269 single-family homes, sits outside the main gates, per Koolik.

A $40 million clubhouse renovation

The club unveiled a $40 million clubhouse renovation in 2023, per Club + Resort Business as cited by Koolik. It added CIRQ Grille and Bar and updated indoor and outdoor dining.

Dues and the service charge carry 7% sales tax. Golf members also pay cart fees: $1,400 per year plus $40 per round, or $2,750 per year unlimited for a family.

The entry contribution is the same for a $400,000 home in The Banyans and a $3.5 million estate. On lower-priced homes, it is a large share of the total investment. Sellers should price knowing their buyer also pays $150,000 to $300,000 to join.

Broken Sound Club is at 2401 Willow Springs Drive, Boca Raton, FL 33496, in north-central Boca Raton. Entrances are on Yamato Road and Clint Moore Road, close to I-95, the Boca Raton Research Park, Town Center at Boca Raton and Mizner Park.
